These are terms for using the website. Separate terms of sale, covering the licence, refunds and your statutory cancellation rights under the Consumer Contracts Regulations 2013, will be published before anything is offered for sale. Nothing is on sale today.
Property Pro AI is the trading name of a business being incorporated in England & Wales. Full company details will appear here and in the site footer once incorporation completes. Contact: sales@propertyproai.co.uk.

Everything on this site, and everything the product itself produces, is information about how UK property rules generally work. It is not legal advice, not tax advice, and not financial or investment advice. We are not solicitors, accountants, brokers or financial advisers, and nothing here creates a professional relationship of that kind.
Property law and tax change often, and several material rules changed during 2026. Anything time-sensitive should be checked against the primary source or with a professional before you act on it, particularly where money, a tenancy or a statutory deadline is involved. Decisions you take remain yours.
Illustrative. Sample outputs use invented properties and made-up numbers. They are not forecasts, not typical results, and not a promise of what the product will do for your portfolio.
Applying does not entitle you to a place. We choose ten people, and we choose them to get a spread of portfolio sizes and situations rather than first-come-first-served. If you are selected, the software is free and what we ask in return is honest feedback, including when it is wrong. You may stop at any time.
The text, design, playbooks and software are ours and protected by copyright. Applying for a place gives you no licence to copy, redistribute or resell them. Anything you write in the application form stays yours; we use it to build the product and, if we ever want to quote you publicly, we will ask first.
We provide this website as it is and do not promise it will always be available or error-free. To the extent the law allows, we are not liable for loss arising from use of the site or reliance on its content. Nothing here limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited — and nothing affects the statutory rights you have as a consumer.
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you live in Scotland or Northern Ireland you may also bring proceedings in your own courts.
We may update these terms. The date at the top says when they last changed.
